What is a Buyers Agent?
A Buyers Agent (also known as a Buyer’s Advocate) is a licensed real estate professional who works exclusively for the property buyer, representing their interests throughout the entire purchasing process. They help with everything from property search and evaluation to negotiation and final purchase.
Why should I use a Buyers Agent?
A Buyers Agent provides expert knowledge of the property market, saves time by conducting thorough searches, offers access to off-market properties, and can negotiate better deals on your behalf. They ensure you don’t overpay and that you make an informed decision based on market data and expert insights.
More importantly they can help you obtain the most suitable property for your needs at an excellent price.
How is a Buyers Agent different from a Real Estate Agent?
A real estate agent works for the seller and is focused on achieving the highest price for the property, while a Buyers Agent represents the buyer and works to secure the best price and terms for them. Buyers Agents work exclusively for the buyer, whereas real estate agents are paid by the seller.

What are off-market properties?
Off-market properties are those that are not publicly advertised or listed on major real estate websites. These properties are usually sold discreetly through agent networks, and using a Buyers Agent can give you access to these exclusive opportunities.
Do Buyers Agents charge a fee?
Yes, I charge a fee for my services. The fee varies depending on the type of service. It is sometimes a flat fee or alternatively is a percentage of the purchase price, typically ranging from 1% to 3%. A retainer is required upfront, with the balance paid upon the successful purchase of the property or delivery of the service commissioned.
My fee structure is 100% transparent and you will know in full, up front what your service will deliver and cost.
What is included in the Buyers Agent fee?
The fee covers the services outlined in my packages stated on this page. Which service you select is totally up to you and our initial complimentary conversation I will suggest which option may best suit your needs.
Do Buyers Agents have access to properties not listed online?
Yes, one of the main advantages of using a Buyers Agent is my access to off-market properties. Networking day in and day out, attending open houses and auction, watching the listings means I have industry contacts and knowledge to find properties that are not publicly listed, providing buyers with access to exclusive opportunities.
How long does the process take when using a Buyers Agent?
The timeline can vary depending on the buyer’s requirements, the property market, and the level of service required. It can take anywhere from a few weeks to several months to find and secure the right property. For a full-service package, including search, evaluation, and negotiations, the process is typically quicker than if you were searching alone.
Can a Buyers Agent help with investment properties?
Yes, I can assist investors in finding and purchasing investment properties. I help with market research, rental yield assessments, capital growth potential, and finding properties that align with the your investment strategy.
Can a Buyers Agent help with commercial properties?
Yes, I can assist buyers looking for a commercial property in the locations I service. I help with market research, rental yield assessments, capital growth potential, and finding properties that align with the your commercial needs.
What should I look for when hiring a Buyers Agent?
Look for the following when choosing a Buyers Agent:

Can I use a Buyers Agent for just auction bidding?
Yes, I offer auction bidding services, where I can represent you at auctions and bid on your behalf. I also help develop a bidding strategy and ensure you don’t get caught up in the emotional pressures of an auction.
Is using a Buyers Agent worth it?
For many buyers, especially those who are time-poor, unfamiliar with the market, or want expert representation, using a Buyers Agent can be highly valuable. They help avoid costly mistakes, save time, and often secure better deals than the buyer would on their own.
However the only person who can determine if a service is worthwhile to you is YOU.
Will using a Buyers Agent guarantee I get the best price?
I cannot guarantee you will get the lowest possible price, but I use market data, negotiation tactics, and my 40+ years of expertise to help you secure a property at a fair price. I can help to protect you from overpaying in competitive markets.
Do I still need a solicitor or conveyancer if I have a Buyers Agent?
Yes, while I assist with the property search, negotiation, and due diligence, you will still need a licensed solicitor or conveyancer to handle the legal aspects of the property transaction, including reviewing contracts and handling the settlement.
However I can recommend professionals that I have been dealing with who I know do a great job at a reasonable price. Some of my service packages also include a review of the relevant documentation.
Can I use a Buyers Agent if I'm buying interstate or overseas?
Yes, many of my clients are buying interstate or regionally and may not be familiar with the local property market. I can handle the entire process remotely, including property inspections, negotiations, and liaising with legal professionals.
I can even help with the relocation process.
What is the success fee, and when is it paid?
The success fee is the remainder portion of my Buyers Agent’s total fee. It is paid upon successful purchase of the property. For all services I charge a retainer upfront, and the success fee is paid once you buyer have secured a property.

Can I terminate a Buyers Agent agreement if I’m not satisfied?
My agreements include terms and conditions regarding termination. It’s important to discuss these terms upfront. I do allow you to terminate the agreement if you’re unsatisfied, but fees may still apply for any services provided up until that point.
